Beaufort County · South Carolina
Buying a home in Beaufort County? Check property taxes, flood risk, insurance and any HOA fees before you decide what you can afford. We can help you compare your loan options.
This is general loan information. Your options and costs depend on you, the home and the lender’s rules. It is not a loan approval.
Question 01
Start with the home’s address. Use the Beaufort County maps to find the lot and its records. Ask the town or county office which rules apply to the land.
If you plan to build or make changes, ask about permits, water, sewer and access. Check the lot itself. A street name or a listing may not tell you which office handles the property.
Question 02
Check the home on the county’s flood-map page. The county says the flood maps now in use for land outside town limits were published in 2021. Check which map applies to your address.
Ask your lender if flood insurance is needed. Get a quote from an insurance agent. A flood map does not tell you the cost of a policy or promise that a home will never flood.
Question 03
The county may use a 4% assessment ratio for a home you own and live in, if you qualify and apply. It uses a 6% ratio for other homes and commercial property. The ratio helps work out how much of the property’s value is taxed. It is not the yearly tax rate you pay.
Read the county assessor’s tax answers and legal-residence application rules. Ask the assessor what applies to you. Do not assume your tax bill will match the seller’s bill.
Question 04
Add up the loan payment, property taxes, home insurance and any flood insurance. Include HOA fees, utilities, repairs and cash you want to keep for surprises. Ask where each cost estimate came from.
Tell the lender if the home will be a rental or second home. Ask about extra checks for a condo or new build. Get costs for that home; a county average may not fit what you plan to buy.
Question 05

Quick answers

The 4% figure is an assessment ratio, not your yearly tax rate. Ask the assessor how your home will be taxed and what you must do to qualify.
Get a quote for the home from an insurance agent. Ask the lender what coverage is needed. The map alone cannot give you a premium.
The links lead to local loan information. We do not claim a separate office in each place.
