Can I wait until the home is built to make payments?
Ask your lender. The written loan terms state when interest and payments are due.
Building a home · Jerry Gray
Want to build a home with a VA loan? Talk through the land, builder and costs before you commit. Ask how the loan works during the build and after you move in.
This is general loan information. Your options and costs depend on you, the home and the lender’s rules. It is not a loan approval.
Question 01
VA benefits may help you build a home you plan to live in. The lender must check your credit, income, VA benefit and the home. Do not assume a rental or vacation home will qualify.
Read about VA loans for a new build. Then talk with Jerry Gray about the home you want.
Question 02
Bring the lot’s address, plans, costs and build schedule. Ask which builder checks, permits, work reviews and warranties the lender needs.
Check Beaufort County property records and flood maps. Ask the right local office about permits, water and sewer. A loan approval does not replace those checks.
Question 03
Ask for a written list of land costs, build costs, fees and cash you must bring. Include money for changes or delays.
VA says you may add the VA funding fee to a purchase or construction/permanent loan. Other fees and charges must be paid at closing. Ask how the lender handles the full build cost. Read VA’s fee and closing-cost rules.
Question 04
Ask when the rate is locked and when the lock ends. Find out what it costs to extend it. Ask when you must pay interest or make a loan payment.
Get the rules in writing for paying the builder, checking the work and starting the long-term loan. One closing does not promise no payments during the build or no extra costs.
Question 05
Compare price, move-in date and the cash you need. Think about a place to live during the build. Ask what happens if the work takes longer or costs more.
