Complex scenario desk

Submit Your Scenario

Complex income, DSCR, self-employed, foreign national, or a deal that simply does not fit a cookie-cutter box. Tell us the details below and get a real answer from Benji Gecy within 24 hours, not an auto-generated decline.

Submitting a scenario is not a loan application. Your available programs, pricing, property eligibility, and underwriting result depend on your complete financial picture, the property, and current guidelines.

Step one

Tell us about your deal

Fill out the form below with as much detail as you have. Property address, target purchase price, estimated rent or income, and what has made this deal tricky so far all help us get you a useful answer faster.

Submitting a scenario is not a loan application and does not affect your credit. A member of the Beaufort Lending team reviews every submission personally — no automated approvals or declines.

What happens next

After you submit

Every submission is read by a person. Here is what the next 24 hours look like.

01

We review the real numbers

Benji or a member of the team looks at your actual scenario rather than a generic rate sheet.

02

You hear back within 24 hours

A call, text, or email with either a workable structure or the specific questions we still need answered.

03

No obligation, no pressure

If the scenario does not fit right now, we say so and point you toward what might work instead.

Why a scenario, not an application

Standard applications are built for standard deals

Submitting a scenario lets a real person look at the facts of your deal before any formal application happens, so you find out what is realistic before you commit to anything.

The generic-decline problem

Online applications are built for a W-2 borrower buying a primary residence. If your situation involves rental income, self-employment, an LLC, or a non-warrantable condo, a form with fixed dropdowns often produces a generic and inaccurate decline.

Rental income instead of tax returns

DSCR financing can be qualified on the property's rental income rather than personal tax returns. Property type, reserves, credit, and program rules all need review.

Self-employed and bank-statement income

Business owners whose tax returns understate cash flow may have documentation paths that a standard application never asks about.

Foreign national and ITIN borrowers

Borrowers without traditional US credit or a Social Security number are not automatically ineligible, though documentation and down payment requirements differ.

Unique properties and prior declines

Non-warrantable condos, unusual property types, and deals another lender already turned down are worth a second look before you assume the answer is no.

Prefer to talk first?

Some scenarios are easier to explain out loud

If typing the details into a form feels like more work than describing them, call or text instead. You will reach a person, not a queue.

Common questions

Scenario submission FAQs

What counts as a "scenario"?

Any loan situation you are not sure fits a standard box — a DSCR rental purchase, self-employed income, an LLC-vested buyer, a non-warrantable condo, or a deal another lender already turned down. If you are unsure whether it qualifies, submit it anyway and let us tell you.

Does this affect my credit?

No. Submitting a scenario is not a credit application and does not trigger a credit pull. We review the numbers you provide, not your credit file.

How fast will I actually hear back?

Within 24 hours in almost every case. Complex scenarios occasionally need a follow-up question or two before we can give you a useful answer.

What if my deal does not fit any of your programs?

We will tell you directly rather than leave you guessing, and point you toward what is likely to work instead. Not every scenario is a fit, and we would rather you know that in 24 hours than after a formal application.

A real answer, either way

Ready to find out what is possible?

Send us the details above, or reach out directly. Either way you will hear from a person who has looked at your actual numbers.
