South Carolina VA streamline refinance

VA IRRRL Loans in South Carolina

A VA Interest Rate Reduction Refinance Loan is a streamline option for an existing VA-backed mortgage. It may reduce principal-and-interest payments or make them more stable, but the new loan must satisfy VA benefit, seasoning, recoupment, disclosure, occupancy-certification, and lender requirements.

This guide is educational, not an approval, rate quote, savings guarantee, or commitment to lend. VA and lender requirements, rates, points, costs, term, escrow, credit review, and documentation determine the transaction.

What benefit must a VA IRRRL provide?

The proposed loan must satisfy the applicable net tangible benefit standard. For a lower-payment transaction, certain costs must also be recoverable within VA's permitted period.

01

Compare old and new principal and interest

Use the actual note rate, payment, remaining term, new rate, and new term. Keep escrow changes separate from the benefit created by the loan.

02

Identify every fee and closing cost

List costs paid in cash, added to the balance, or offset through lender pricing. Financing a cost changes when it is paid, not whether it exists.

04

Review the complete time horizon

A loan can pass a minimum benefit test and still be a poor household decision if the borrower expects to sell, refinance again, or repay it before recovering the economic cost.

The existing loan must be old enough

When is a VA loan seasoned for an IRRRL?

VA's seasoning test uses both elapsed time and completed payments.

At least 210 days from the first-payment due date

The due date of the first monthly payment on the existing loan must be at least 210 days before the new loan closes.

Six consecutive monthly payments

Six consecutive monthly payments must have been made on the loan being refinanced.

Both conditions matter

Making six payments early does not replace the 210-day requirement. The lender documents seasoning before closing.

What does a VA IRRRL cost?

The transaction may include a VA funding fee unless the borrower is exempt, plus lender and third-party costs. Compare cash, financed costs, lender credits, points, and rate together.

0.5%Current VA IRRRL funding fee when not exempt
36 monthsApplicable VA fee-and-cost recoupment ceiling
Loan-specificRate, points, lender fees, and other costs

VA's funding-fee page, updated January 15, 2026, lists IRRRLs at 0.5% and explains that eligible borrowers may be exempt. VA also explains that eligible IRRRL costs may be included in the new loan; doing so increases the balance.

Choose the refinance that matches the goal

When is another refinance or equity option more appropriate?

An IRRRL has a narrow job. Do not force a cash, non-VA, or broader restructuring goal into it.

Common starting questions

South Carolina VA IRRRL FAQs

VA rules and the lender's complete review determine the actual result.

Can an IRRRL refinance a non-VA mortgage?

No. The mortgage being refinanced through an IRRRL must already be VA-backed. Review another refinance path for a conventional, FHA, USDA, or other loan.

How long must I have my VA loan before an IRRRL?

VA's seasoning standard requires both at least 210 days from the first-payment due date to the new closing and six consecutive monthly payments on the existing loan.

Does a VA IRRRL require an appraisal?

VA's streamline framework may not require a new appraisal in every case, but lenders can have additional requirements. Do not promise a waiver until the actual lender confirms it.

Can IRRRL closing costs be included in the new loan?

VA permits eligible costs to be included in the new loan, subject to the applicable calculation and lender review. Financing costs increases the new balance.

What is the VA IRRRL funding fee?

VA's current chart lists 0.5% of the loan amount for an IRRRL. Eligible Veterans, service members, or surviving spouses may be exempt under VA rules.

Can I receive cash from a VA IRRRL?

An IRRRL is not the general VA cash-out refinance program. Limited incidental treatment may be permitted under VA rules, but an equity-access goal needs a different comparison.
