FHA 203(k) Renovation Loans in South Carolina

An FHA 203(k) loan can combine an eligible home purchase or refinance with approved renovation costs. Limited 203(k) is for eligible minor and nonstructural work; Standard 203(k) can support major or structural rehabilitation with additional oversight.

This guide is educational, not an approval or commitment to lend. FHA policy, county limits, appraisal, property eligibility, work scope, contractor, consultant, borrower, and lender requirements determine the transaction.

Define the project accurately

Which repairs can an FHA 203(k) finance?

Eligibility depends on the 203(k) version, property, permanence, work plan, appraisal, code, timing, contractor, and lender review.

Minor and nonstructural improvements

Limited 203(k) can support eligible repairs and upgrades such as interior remodeling, systems, roofing, flooring, paint, appliances, accessibility, or energy work when the complete scope meets HUD rules.

Major and structural rehabilitation

Standard 203(k) may support eligible structural repairs, additions, foundation work, major system replacement, or substantial rehabilitation with a consultant and more project oversight.

Luxury and recreational items

An attractive upgrade is not automatically eligible. Establish the approved work scope before assuming an item can be financed.

From contract to completed work

How does the contractor and draw process work?

The loan closes with an approved rehabilitation escrow and work plan; funds are released under program and lender controls as work is completed.

01

Define the scope before appraisal

Obtain detailed proposals and required consultant documents so the appraiser and lender understand the planned improvements.

02

Complete the maximum-mortgage calculation

The lender applies FHA's purchase or refinance calculation, after-improved value rules, eligible costs, and county loan limit.

03

Close and fund the rehabilitation escrow

Approved renovation money is controlled after closing rather than handed to the borrower as unrestricted cash.

Common starting questions

South Carolina FHA 203(k) FAQs

The approved work plan, borrower, home, appraisal, contractor, consultant, limit, and lender determine the actual result.

What is the Limited 203(k) renovation limit?

HUD currently permits up to $75,000 in total rehabilitation cost for Limited 203(k). The work must still be eligible minor remodeling or nonstructural repair and meet all other requirements.

When is a 203(k) consultant required?

A HUD-approved consultant is required for Standard 203(k). Limited 203(k) does not automatically require one, although a consultant may be used.

Can an FHA 203(k) finance structural work?

Eligible structural work belongs under Standard 203(k), not Limited 203(k), and requires the applicable consultant, appraisal, work-plan, draw, and lender controls.

Can I use 203(k) for a South Carolina rental property?

FHA 203(k) is generally for an eligible principal residence, not a non-owner-occupied rental acquisition.

Does the contractor receive all renovation money at closing?

No. Approved rehabilitation funds are held and released under the loan's escrow, inspection, documentation, and draw requirements.

How long can the renovation take?

HUD's current framework allows an approved rehabilitation period up to nine months for Limited and up to 12 months for Standard 203(k). The contract and lender-approved schedule still control the project.
