Project readiness
Is a construction loan right for your build?
Construction financing works best when the project can be underwritten as one coordinated plan—not merely when the borrower owns a lot or has selected a floor plan.
What should be ready before the loan is structured?
- A realistic total budgetInclude land or existing liens, site work, plans, permits, utility and access work, construction, contingency, financing costs, insurance, and changes.
- A qualified builder and complete contractThe lender may review licensing, insurance, experience, financial capacity, contract terms, plans, specifications, schedule, and proposed draws.
- A buildable propertyTitle, access, zoning, utilities, survey, flood information, soil or septic questions, permits, and association approval can affect feasibility.
- A permanent-payment planUnderwrite the completed home's expected taxes, insurance, association costs, and permanent loan—not only the construction-phase payment.
