Start with the purpose
What should the refinance accomplish?
A refinance is useful only if the new loan improves a goal enough to justify its costs, risks, and reset of the repayment schedule.
Four goals that require different comparisons
- Reduce the interest rate or paymentSeparate savings caused by the rate from savings caused by extending the term.
- Change the loan termA shorter term can increase the payment while reducing the planned repayment period; a longer term can lower the payment while increasing time in debt.
- Change mortgage typeExamples include evaluating mortgage insurance, moving between adjustable and fixed terms, or comparing an existing government-backed loan with another eligible path.
- Use equityCash-out refinancing replaces the first mortgage. If preserving the current first mortgage matters, compare a HELOC or second mortgage.
