Moving to Beaufort, SC in 2026: What Buyers Need to Know Now

Last updated September 30, 2026

Why buyers are choosing Beaufort, SC in 2026

People move to Beaufort for the Lowcountry setting, a strong military community, access to the water, and a smaller-city pace. The latest numbers add another reason: buyers have more time to compare homes and negotiate than they did during the fastest years of the market.

For the three months ending August 2026, Redfin reported a Beaufort median sale price of $465,692, down 3.1% from a year earlier. Homes took a median 72 days to sell, compared with 60 days a year earlier. That is not a bargain market everywhere, but it gives prepared buyers room to slow down and study the full cost of a property.

The price gap with Charleston remains meaningful

Beaufort is not inexpensive by national standards, but it still compares favorably with Charleston. Redfin reported an August 2026 median sale price of $649,570 in Charleston, about $184,000 more than Beaufort's three-month median.

The comparison is a starting point, not a promise about any individual home. Waterfront location, flood zone, insurance, age, condition, and neighborhood can change the monthly cost as much as the sale price. Compare the entire payment and expected upkeep before deciding that one property is the better value.

What today's pace means for buyers: Beaufort homes sold for about 98.1% of list price in August, and only 8.2% sold above list. Some well-priced homes still move quickly, but the broader numbers support asking for inspections, reviewing insurance costs, and making a disciplined offer instead of assuming every listing will become a bidding war.

Growth is real, even without the hype

The clearest measure is Beaufort County rather than an undefined metro-area number. The Census Bureau estimated 204,433 county residents in July 2025, up 9.3% from the April 2020 estimates base. Retirees, military households connected to MCAS Beaufort and Parris Island, remote workers, and families all contribute to that demand.

The lifestyle is easy to understand: downtown Beaufort and the Old Point offer historic character; Port Royal has a compact village feel and access to The Sands; Lady's Island puts buyers near schools, marinas, and the Spanish Moss Trail; and Shell Point and Burton can provide different price points close to town. Buyers should visit at commute time and after heavy rain, not just on a sunny weekend.

Today's mortgage market makes the monthly cost the real comparison

Freddie Mac reported a 7.03% national average for a 30-year fixed mortgage on September 24, 2026. That survey is a market benchmark, not a quote for every borrower. Credit, down payment, loan type, points, property type, and the day you lock all affect the rate and payment available to you.

At today's price and rate levels, a lower negotiated price, seller-paid closing costs, or a temporary rate buydown can matter more than chasing a small change in the headline rate. A local pre-approval should show the principal and interest, property taxes, homeowners insurance, any flood insurance, mortgage insurance, and HOA dues in one monthly estimate.

Three costs to check before making an offer

Flood zone and insurance

Flood risk can vary from one street to the next. Check the property's FEMA zone, request an insurance quote during your inspection period, and ask whether an elevation certificate is available. Beaufort County provides its current flood-map resources, but a map alone does not tell you the final premium.

Property-tax classification

South Carolina's 4% figure is an assessment ratio, not a 4% tax rate. A qualifying owner-occupied legal residence may receive the 4% ratio after the owner applies and is approved; other residential property is generally assessed at 6%. Confirm the process and timing with the Beaufort County Assessor, and do not rely on the seller's current bill as your future tax estimate.

Condition and coastal maintenance

Older homes can offer character, but roofs, HVAC systems, crawlspaces, drainage, docks, seawalls, and wind coverage deserve close review. Newer communities may trade some maintenance risk for HOA dues and rules. Keep cash available after closing instead of using every dollar for the down payment.

A practical Beaufort relocation checklist

  1. Set a payment ceiling: Compare loan options and include taxes, homeowners insurance, flood insurance, mortgage insurance, and HOA dues.
  2. Get locally useful pre-approval: If you are military, compare a Beaufort VA loan with conventional options instead of assuming one program always wins.
  3. Check the property, not just the neighborhood: Review flood zone, insurance quotes, drainage, inspection findings, and any HOA documents.
  4. Test daily life: Drive from Lady's Island, Port Royal, Burton, Shell Point, or your preferred area at the times you will actually travel.
  5. Use the slower market: Ask your agent about recent comparable sales, price reductions, seller concessions, and days on market before writing the offer.
  6. Handle post-closing paperwork: If the home is your legal residence, apply for the county's 4% assessment ratio rather than assuming it happens automatically.

Frequently asked questions

Is Beaufort, SC still a good place to move in 2026?

Beaufort remains attractive for buyers who want coastal access, historic character, a military community, and a smaller-city pace. The market is moving more slowly than it did a year ago, which can create negotiating room. The right answer depends on the full monthly cost, flood and insurance exposure, commute, and the neighborhood that fits your daily life.

Is Beaufort cheaper than Charleston?

The latest city-level Redfin figures show a meaningful price difference. Beaufort's $465,692 three-month median through August 2026 was about $184,000 below Charleston's $649,570 August median. Compare similar property types and include insurance, taxes, HOA dues, and maintenance before deciding which market is more affordable for you.

Is Beaufort a buyer's market now?

The current numbers favor a more deliberate buyer than the market did a year ago, but conditions vary by price range and neighborhood. The median home took 72 days to sell, and the average sale was 98.1% of list price. Well-priced homes can still attract quick interest, so pair negotiation with a complete pre-approval.
