Hilton Head is still investable in 2026, but the numbers must work without counting on fast appreciation
Updated September 30, 2026
Hilton Head Island remains attractive to second-home buyers and real estate investors because it combines limited island land, established resort demand and a broad range of villas and homes. The 2026 market is more selective, however. Buyers have more time to inspect a property, review rental rules and negotiate than they did during the pandemic-era rush.
For the three months ending August 2026, Hilton Head Island's median sale price was $749,504, nearly unchanged from a year earlier. Homes sold in a median 48 days, nine days faster than the same period in 2025, and the average sale closed at 96.4% of list price. That is a workable market for careful buyers, not proof that every property is a good investment.

What the current Hilton Head market means for investors
Flat island-wide prices and sales below list can create negotiating room, especially when a listing has sat for several weeks or needs work. That room may be more useful as a seller credit, repair allowance or lower price than as a reason to stretch the budget. The property's income and full carrying cost still decide whether the purchase works.
Zillow's June 2026 data offers a second view of the market. It reported a typical Hilton Head home value of $789,690, up 2.9% in a year, with 828 properties listed for sale and a median 38 days to pending. Zillow's home-value index is an estimate of typical values, while Redfin's median is based on completed sales, so the figures should not be treated as conflicting price quotes.

Property type matters more than the island-wide headline
The Hilton Head Area REALTORS reports show how sharply attached and detached segments can differ. In the August 2026 HH General submarket, condos and villas had a $310,000 monthly median sale price and took 164 days to sell. Detached homes had a $650,000 monthly median and took 131 days. These are narrow monthly snapshots for the HH General area, not totals for every island community, but they show why a single Hilton Head average cannot price a specific property.
| HH General, August 2026 | Condos and villas | Detached homes |
|---|---|---|
| Median sale price | $310,000 | $650,000 |
| Days on market until sale | 164 days | 131 days |
| Inventory for sale | 150 | 51 |
| Share of list price received | 95.2% | 95.1% |

Build the investment from net income, not gross rent
A vacation-rental listing may show attractive nightly rates, but gross booking revenue is not cash flow. Start with realistic occupancy and rent, then subtract management, cleaning, platform fees, utilities, repairs, furnishings, HOA dues, insurance, taxes and a reserve for replacements. Stress-test a slower season and a major repair before deciding what payment the property can support.
For a long-term rental, compare the expected annual net operating income with the purchase price and cash invested. For a short-term rental, also review several years of actual statements when available. A seller's best year should not become your base forecast.

Town rules and community rules are separate checks. The Town's short-term rental ordinance applies to rentals of fewer than 30 consecutive days. Under the ordinance effective May 1, 2026, a property needs a short-term rental permit before it is advertised or operated, along with a Town business license and applicable taxes. Permits are property-specific, nontransferable and nonrefundable.
An HOA, condominium association or planned community may be stricter than the Town or may prohibit short-term rentals altogether. Before making an offer, get the current declaration, bylaws, rental policy, pending rule changes and written confirmation of any required approval. Do not assume an existing permit, rental history or online listing will transfer with the sale.

Taxes, insurance and HOA costs can change the deal
Beaufort County states that an approved owner-occupied legal residence may use a 4% assessment ratio, while other residential and commercial property is generally assessed at 6%. A second home or investment property should not be budgeted with the seller's primary-residence tax bill. Ask the County or your closing professional for a post-sale estimate and review whether the 6% assessable-transfer exemption may apply.
Coastal insurance also needs property-specific quotes. Check wind coverage, named-storm deductibles, flood coverage, the building's elevation information and any master policy carried by a condo association. FEMA notes that lenders must require flood insurance for federally regulated mortgages when the building is in a regulatory floodplain, but a lender requirement is not the same as a complete risk assessment.

Choose financing around occupancy and cash flow
A true second home, an investment property and a primary residence are not interchangeable loan purposes. How you will use the property affects the down payment, pricing, reserve requirements and whether projected rent may help you qualify. Be accurate about occupancy from the start.
Conventional investment financing may fit buyers with documented income and stronger down payments. A DSCR loan may fit an investor who wants the property's rent to carry more of the qualifying analysis. High-balance purchases may call for Hilton Head jumbo financing. Compare rate, points, prepayment terms, cash required and the treatment of HOA dues and rental income rather than choosing by product name alone.
A practical Hilton Head due-diligence checklist
- Verify the allowed use. Check the deed, HOA or regime rules, Town permit requirements and any rental minimums.
- Review comparable sales. Use the same community and property type, not only the island-wide median.
- Request real operating records. Review rent statements, management agreements, utility bills, repairs and seasonal occupancy.
- Price taxes and insurance after the sale. Do not reuse the seller's bill or policy as your final estimate.
- Inspect the building and association. Look for moisture, roof, HVAC, elevator, exterior and reserve-funding concerns.
- Stress-test the payment. Model lower rent, higher repairs and some vacancy while keeping cash left after closing.
- Match financing to the exit plan. Consider how long you expect to hold, whether you may use the home personally and whether a prepayment penalty applies.
Frequently asked questions about Hilton Head investment property
Is Hilton Head Island a good place to invest in real estate in 2026?
Hilton Head can be a good fit when the property's net income, permitted use and long-term plan justify the price. Current citywide prices are roughly flat year over year, and average sales are closing below list, which gives some buyers room to negotiate. The result still depends on community rules, insurance, taxes, HOA costs and financing.
Can I use a Hilton Head condo as a short-term rental?
A condo can be used as a short-term rental only when the Town and the condo association allow it and all permits, licenses and taxes are handled. The Town requires a property-specific STR permit before advertising or operating a rental of fewer than 30 consecutive days. Association rules can be more restrictive.
Can projected rental income help me qualify?
Projected rent may help under some investment-property programs, but the amount and paperwork depend on the program, appraisal and borrower profile. DSCR loans focus more directly on the relationship between the property's eligible rent and monthly housing payment. Send your scenario to Beaufort Lending for a property-specific comparison.
Should I buy a villa or a detached home?
A villa may offer a lower purchase price and more shared maintenance, but HOA dues, project rules and special assessments can materially change the return. A detached home may provide more control and space, but maintenance and insurance can be higher. Compare net income, permitted use and total cash exposure for the specific properties.
