Columbia SC Housing Market Update 2026: Prices, Inventory & Mortgage Rates

Columbia buyers have more choices, but well-priced homes still move

Updated September 29, 2026

The Columbia, SC housing market is giving buyers more room to compare homes and negotiate than it did a year ago. Prices have not collapsed, though. In August 2026, Columbia's median sale price was $278,815, up 1.2% from a year earlier, while homes took longer to sell and price reductions became more common.

That combination matters. Buyers can be selective, especially on homes that have been listed for several weeks, but attractive homes in good condition can still sell quickly. The right move is to set a payment limit first, then judge each property on condition, insurance, taxes and the strength of the seller's position.

Is Columbia a buyer's market in fall 2026?

Columbia has shifted in the buyer's direction, but one label does not describe every price range or neighborhood. Redfin still rates the city as somewhat competitive. Its recent data shows the average home selling about 2% below list price and going pending in roughly 41 days, while especially attractive homes can move much faster.

The broader Columbia metro shows more obvious buyer leverage. Realtor.com reported 3,111 active listings in August, up 14.8% year over year. The metro median list price was $301,573, down 2.8%, and 24.7% of active listings had a price reduction.

What the data means for an offer A home that has been listed for 40 to 60 days, has already reduced its price or needs repairs may give you room to negotiate price, seller-paid closing costs or a temporary rate buydown. A newly listed, move-in-ready home can still attract competition, so use the property's actual history instead of assuming every seller will negotiate.

Columbia home prices depend heavily on the ZIP code and property

A citywide median is a useful benchmark, not a price tag for the home you will buy. Shandon and the 29205 area, downtown condos near 29201, homes in 29203, and newer construction around Northeast Columbia can sit in very different price bands. Property age, renovations, school zones, lot size and HOA costs can matter as much as the citywide trend.

When comparing homes, use recent closed sales from the same neighborhood and property type. Also compare the full monthly cost. Two homes with the same price can have different payments because of taxes, homeowners insurance, flood coverage, HOA dues or needed repairs.

Mortgage rates are the biggest affordability variable right now

Freddie Mac's national survey showed an average 30-year fixed mortgage rate of 7.03% and a 15-year fixed rate of 6.42% on September 24, 2026. These are national survey averages, not a Columbia rate quote. Your rate depends on the loan program, credit profile, down payment, property type, occupancy, points and the date you lock.

On a $252,000, 30-year loan, which is a $280,000 purchase with 10% down, principal and interest would be about $1,682 per month at 7.03%. That does not include property taxes, homeowners insurance, mortgage insurance or HOA dues. Use the mortgage calculator to test your own price and down payment.

Do not build your Columbia home search around a rate forecast

Mortgage rates can change quickly, and no forecast can tell you the exact rate available when you find a home. A stronger plan is to choose a payment you can afford at today's quote, keep enough cash for closing and repairs, and treat a future refinance as a possibility rather than a promise.

Ask for more than one structure. Depending on your file and the property, that may include conventional financing, FHA financing, a Columbia VA loan or a renovation option for a house that needs work. Compare the rate, points, mortgage insurance, cash to close and total monthly payment before deciding.

How Columbia buyers can use the slower market

  1. Get fully reviewed before touring seriously. A prequalification based only on a short form may miss income, asset or property issues.
  2. Set a payment ceiling. Include estimated taxes, insurance, mortgage insurance and HOA dues, not just principal and interest.
  3. Check the listing history. Days on market, price changes and a previous failed contract can shape the negotiation.
  4. Inspect carefully. More negotiating room does not make a roof, HVAC system or foundation problem less expensive.
  5. Compare seller concessions with a lower price. Closing-cost help or a rate buydown may improve short-term affordability more than a small price cut, but the best choice depends on how long you expect to keep the loan.

Frequently asked questions about the Columbia housing market

What is the average home price in Columbia, SC?

The most useful current benchmark is the median sale price, not the average. Redfin reported a Columbia median sale price of $278,815 in August 2026, up 1.2% year over year. Realtor.com reported a higher $301,573 median list price for the broader metro because asking prices and closed-sale prices measure different things and cover different geographies.

Are Columbia home prices falling?

City sale prices were not falling year over year in August 2026; the median was up 1.2%. Metro asking prices were down 2.8%, however, while inventory and price reductions increased. That points to more buyer leverage without showing a broad collapse in closed-sale values.

How long are homes taking to sell in Columbia?

Redfin reported a 40-day median for closed sales in the city during August 2026, eight days longer than a year earlier. Realtor.com reported a 53-day median for active listings across the metro. A home's condition, price range and neighborhood can produce a much shorter or longer timeline.

Should I wait for Columbia mortgage rates to drop?

Buy when the payment, cash requirement and property fit your plans, not because someone predicts the next rate move. If the payment only works after a future rate drop, the home is probably outside a safe budget today. A refinance may become useful later, but approval, savings and timing are never guaranteed.
