South Carolina VA streamline refinance

VA IRRRL Loans in South Carolina

Already have a VA home loan? An Interest Rate Reduction Refinance Loan, or IRRRL, may lower your loan payment or make it more stable. It replaces your current VA loan. Costs, timing and VA rules still apply.

This is general loan information. It is not a rate quote or loan approval. The lender must review your loan and costs. Savings are not guaranteed.

Could an IRRRL help you?

Check your current loan first. Then compare the new payment, costs, time to repay costs and other options.

VA rules that protect you

What benefit must a VA IRRRL provide?

The new loan must provide the benefit VA requires. This is called a net tangible benefit. A lower payment alone does not settle every rule. Ask your lender to show how the loan meets the test. Read the federal refinance rules.

01

Compare the loan payments

Compare principal and interest using both rates and loan terms. Keep taxes and insurance separate. A change in tax or insurance costs is not a saving from the new loan.

02

List all closing costs

List each cost and how it will be paid. Adding a fee to the loan means you repay it with interest. A lender credit may come with a higher rate. Compare both the credit and rate.

03

Check the time to recover costs

For an IRRRL with a lower principal-and-interest payment, the fees counted in VA’s test must be recovered within 36 months. That test excludes taxes, escrow amounts and the VA funding fee. Ask for the full cost comparison too. See the federal cost-recovery rule and VA’s calculation guidance.

04

Think about how long you will keep the loan

Will you sell or refinance again soon? You may pay new fees before lower payments have saved enough to cover them. Ask for the break-even point for all your costs.

The existing loan must be old enough

How old must your VA loan be?

VA calls this seasoning. Both the time rule and the payment rule must be met. Check the federal seasoning rule.

At least 210 days from the first-payment due date

At least 210 days must pass from your current loan’s first-payment due date to the new closing. This starts from the due date, not the date you closed the old loan.

At least six monthly payments in a row

You must also have made at least six consecutive monthly payments on the loan you want to replace.

Both conditions matter

Paying six months early does not remove the 210-day rule. The lender must check both before closing.

Check the new balance and costs

What does a VA IRRRL cost?

You may owe a VA funding fee unless you are exempt. Lender and other closing costs can also apply. Compare the rate, any points, lender credits and cash due. Points are fees paid for a lower rate.

0.5%Current VA IRRRL funding fee when not exempt

Loan-specificRate, points, lender fees, and other costs

VA’s funding fee for an IRRRL is 0.5% of the loan amount unless you qualify for an exemption. Check VA’s current fee and exemption rules. Eligible closing costs may be added to the loan. That raises what you owe. Read VA’s explanation of IRRRL closing costs. Sources checked October 16, 2026.

Match the loan to your plans

When should you compare another loan?

An IRRRL is for replacing an existing VA loan. If you need cash from your home or want to replace a non-VA loan, compare other options.

Common starting questions

South Carolina VA IRRRL FAQs

VA and the lender must review the loan. Ask for a written comparison before you choose.

Can an IRRRL refinance a non-VA mortgage?

No. You must already have a VA-backed loan. Ask about another refinance option if your current loan is conventional, FHA, USDA or another type. Check VA’s IRRRL rules.

How long must I have my VA loan before an IRRRL?

Both rules apply: at least 210 days from your first-payment due date to the new closing, and at least six monthly payments made in a row. See the federal seasoning rule.

Does a VA IRRRL require an appraisal?

VA does not require a new appraisal for every IRRRL. The lender may still require one. Ask the lender before you assume it will be waived. Read VA’s appraisal guidance.

Can IRRRL closing costs be included in the new loan?

Eligible costs may be added to the loan under VA and lender rules. Doing so raises the balance. Compare that cost with paying cash or using a lender credit. See VA’s closing-cost guidance.

What is the VA IRRRL funding fee?

The funding fee is 0.5% of the loan amount unless you qualify for an exemption. The lender must verify your status. Check VA’s fee and exemption rules.

Can I receive cash from a VA IRRRL?

An IRRRL is not a cash-out loan. If you want to borrow against your home’s value for cash, compare a different refinance or home equity option.
