Understand the ratio
How is DSCR calculated?
A common calculation divides eligible monthly rent by principal, interest, taxes, insurance, and association dues, often called PITIA.
Eligible rentThe lender-approved rental income
÷ PITIAThe qualifying monthly housing payment
= DSCRA coverage ratio, not an approval
Illustration: $2,400 eligible rent ÷ $2,000 housing payment = 1.20 DSCR. A ratio of 1.00 means eligible rent equals that payment. This is not your net profit: maintenance, vacancies, and other operating costs still affect your investment.
One published long-term rental program generally lists a 1.00 minimum for standard LTR DSCR, with near-DSCR options below 1.00. Eligible interest-only structures use a different qualifying payment. These are lender-specific examples, not universal cutoffs.
