South Carolina rental-property tool

South Carolina DSCR calculator

Enter the property’s monthly rent and complete housing payment to estimate its debt-service coverage ratio.

Educational estimates only, not an approval or commitment to lend. A lender’s accepted rent, payment, ratio, and program terms may differ.

What is your estimated DSCR?

Use monthly figures. The result updates as you type.

This tool estimates residential DSCR as gross monthly rent divided by the monthly housing payment entered. It does not estimate profit or include every possible lender adjustment. Beaufort Lending can review the property, accepted rent, current taxes, insurance, association dues, and available program guidelines with you.

What numbers should you enter?

Use property-specific figures whenever possible. A quick estimate is useful, and better inputs create a more useful comparison.

01

Which rent should you use?

Start with a current lease, an appraiser’s rent estimate, or documented rental history. Some programs may also consider an accepted short-term rental projection, such as an AirDNA report. We compare programs that may accept the income information available for your property.

02

What belongs in the housing payment?

Enter principal, interest, property taxes, homeowners and flood insurance, and association dues when they apply. Residential DSCR lenders commonly compare gross rent with PITIA, which includes those housing costs.

03

Why do operating expenses still matter?

DSCR is not the same as profit. Maintenance, vacancy, management, utilities, repairs, and other operating expenses can affect the property’s actual cash flow.

For South Carolina taxes, use the property’s actual bill or estimate. The South Carolina Department of Revenue lists other real estate at a 6% assessment ratio, which is applied before local millage and credits.

What should you know about the result?

Does a 1.00 DSCR mean the property is profitable?

No. A 1.00 estimate means the rent entered equals the housing payment entered. Operating expenses still affect the property’s actual cash flow.

What if the estimated DSCR is below 1.00?

Program ratio guidelines vary. We can compare the accepted rent, loan amount, down-payment structure, property payment, and available DSCR programs to help you understand the options.

Can projected short-term rental income be used?

Some programs may consider an accepted vacation-rental analysis or third-party projection. We review the property, rental plan, and available reports and compare programs that may use them.

How close is this to an underwriter’s calculation?

It is a starting estimate. An underwriter uses the rent documentation, loan terms, taxes, insurance, association dues, property type, and program rules accepted for the file. Send us the property details when you want a program-specific comparison.

Which DSCR information should you review next?

Explore South Carolina DSCR loan options or return to all mortgage calculators. For the clearest answer, submit the property and expected rent for a scenario review.

Want help checking the real property numbers?

Send the listing or address, expected rent, and estimated housing payment. We can review the inputs, compare available DSCR programs, and explain how the ratio may be calculated for that property.
